Terms & Conditions, Rules & Regulations, and Waiver of Liability
Lake Hamilton Escape (“Park,” “Property,” “we,” “us,” or “our”) has adopted the following Terms & Conditions to ensure the safety, comfort, and enjoyment of all guests. All tenants, occupants, visitors, and guests must comply with these rules. Failure to comply may result in removal from the property without refund.
RESERVATIONS, CHECK‑IN, PAYMENTS & OCCUPANCY
CHECK‑IN / CHECK‑OUT
RV & Tent Sites: Check‑in: 3:00 PM
Lodging Units: Check‑in: 4:00 PM
Check-out: 11:00 AM
Early check‑in and late check‑out may be available for an additional fee and must be approved in advance.
Any check‑out after the posted check‑out time will be charged one night’s room and tax.
A government‑issued photo ID may be required at check‑in.
All guests and visitors must register at the office upon arrival.
PAYMENTS & FEES
Full payment is required at the time of booking.
All Campspot reservation fees and credit card processing fees are charged to the guest at the time of reservation and are non‑refundable.
Deposits are non‑transferable
Early departures are non‑refundable
No refunds for weather, service disruptions, or circumstances beyond control.
Refunds process within 10 business days
Guests may lock in a specific site for a $15 one‑time fee.
Minimum Stay Requirements:
Lodging units: 2‑night minimum year‑round
All sites and accommodations: 3‑night minimum during holidays
CANCELLATIONS
All cancellations are subject to a $25 administrative fee.
RV & Tent Sites
7+ days before arrival: refund minus $25 fee
Within 7 days: deposit forfeited
Cabins & Lodging Units
14+ days before arrival: refund minus $25 fee
Within 14 days: deposit forfeited
Monthly & Extended Stays
30+ days before arrival: refund minus $25 fee
Within 30 days: deposit forfeited
OCCUPANCY LIMITS
Maximum Occupancy:
Lodging sites accommodate 2 guests per bedroom.
RV sites accommodate 6 guests, with a maximum of 4 adults.
Visitors:
An additional 2 visitors are allowed per site, with an extra-person fee.
All visitors must register at the office.
Visitors must comply with all park rules.
Registered guests are responsible for the conduct and actions of their visitors.
VEHICLES, MOTORIZED DEVICES & TRAFFIC RULES
The speed limit throughout the property is 8 mph and applies to all motorized vehicles and devices, including but not limited to: cars, trucks, RVs, golf carts, e‑bikes, e‑scooters, mini bikes, mopeds, electric skateboards, hoverboards, one‑wheels, and any other motorized or battery‑powered transportation.
All operators must be at least 16 years old and must hold a valid driver’s license (not a permit) to operate any motorized vehicle or device on the property.
All riders and operators under 21 must wear a helmet when using any open‑air motorized device, including e‑bikes, scooters, mini bikes, mopeds, electric skateboards, hoverboards, one‑wheels, and similar devices.
(This requirement does not apply to cars or golf carts.)Operators must comply with all applicable Arkansas motor‑driven cycle regulations.
All operators must drive slowly, cautiously, and yield to pedestrians at all times. Operating any motorized device under the influence of drugs or alcohol is strictly prohibited.
Reckless driving, speeding, or violating age, helmet, or license requirements may result in removal from the property without refund.
Vehicles must fit entirely within the assigned site and may not block roads, driveways, or common areas.
Maximum 2 vehicles per site. Additional parking is available if needed.
No vehicle or RV maintenance, repairs, or washing is permitted on property.
SITE APPEARANCE & CLEANLINESS
Sites must be kept neat, clean, and free of clutter.
No clotheslines or items hung from trees.
No sleeping bags, cots, or blow‑up mattresses outside.
Trash must be bagged and placed in designated dumpsters.
Do not leave trash outside overnight.
PETS
Maximum 2 pets per site.
Pets must be leashed and supervised at all times.
Aggressive or disruptive pets may result in removal.
Guests must clean up after pets immediately.
POOL IS CURRENTLY UNDER RENOVATION AND IS NOT OPEN
PULE RULES (NO LIFEGUARD ON DUTY)
No lifeguard on duty. Use the pool at your own risk.
Pool hours are posted and may vary seasonally.
The Park may close the pool at any time for maintenance, weather, or safety.
Age & Supervision:
Children under 14 must be accompanied by an adult.
Children under 5 must be within arm’s reach of an adult in the water.
No one may swim alone.
Safety & Conduct
No running, diving, or horseplay.
No glass containers in the pool area.
Proper swimwear required; no street clothes.
Children in diapers must wear swim diapers.
Anyone who is incontinent must wear a swim diaper or rubber pants designed for pool use.
Intentional urination and/or defecation in the pool is prohibited.
Pets are not allowed in the pool area (service animals permitted but may not enter the water).
No food or alcohol in the pool itself.
BOAT DOCK, BOAT RAMP & WATERFRONT RULES
General Safety
Use of the dock, ramp, lakefront, and riverfront is at your own risk.
The Park is not responsible for accidents, injuries, or property damage.
Boat Dock
Dock is for docking only.
No swimming or diving from the dock.
Children must be supervised at all times.
No running, pushing, or horseplay.
Boat Ramp
Only registered guests may use the ramp.
Guests are responsible for safely launching and retrieving watercraft.
Lake & River Access
Swimming in open water is at your own risk.
Be aware of currents, drop‑offs, and underwater hazards.
Life jackets are strongly recommended for all guests and required for children under 12 when on the dock or in a boat.
No glass containers near the water.
Fishing must comply with Arkansas state regulations.
FIRES, FIREWORKS & SAFETY
Propane grills and propane fire pits are allowed at the RV sites
Charcoal Grill is provided to furnished unit as well as Gill provided at the recreational area
Wood‑burning fires are allowed at our fire pit in the recreational area unless Garland County restrictions / BURN BANS
Fireworks are strictly prohibited.
Guests must comply with all posted safety notices and ADH regulations.
Firearms & Weapons Policy
Guests may possess firearms in accordance with Arkansas law; however, all firearms must remain concealed at all times while on the property. Open carry is not permitted anywhere on the premises.
Firearms may be stored inside RVs, vehicles, or lodging units, or transported discreetly between a vehicle and an RV/lodging unit in a case or holster.
Handling, displaying, or brandishing firearms in any common area — including the pool, office, laundry, bathhouse, docks, boat ramp, or public walkways — is strictly prohibited.
Discharging a firearm anywhere on the property is strictly prohibited.
Any guest who threatens, intimidates, or endangers others with a firearm, whether displayed or concealed, will be removed from the property without refund.
CONDUCT & QUIET HOURS
Quiet Hours
10:00 PM – 8:00 AM
Behavior
Disruptive, unsafe, or inappropriate behavior is not permitted.
Illegal drugs are prohibited.
Guests are responsible for the conduct of their children, pets, and visitors.
MAIL & PACKAGES
The Park does not accept mail or packages for guests.
Guests must arrange delivery to a third‑party location.
LODGING UNIT POLICIES
Inspections
Units are inspected prior to arrival.
Guests must report any issues immediately.
Damages
Guests are responsible for:
Missing items
Damaged furniture or appliances
Excessive cleaning
Lost keys (fee may apply)
No Smoking
Smoking in lodging units results in a $250 cleaning fee.
TAXES & FEES
Applicable taxes include:
Arkansas State Sales Tax: 6.5%
Arkansas Tourism Tax: 2%
Hot Springs A&P Lodging Tax: 3%
Taxes apply to site rates and additional fees.
PARK AUTHORITY & REMOVAL
The Park reserves the right to:
Refuse service
Remove any person for rule violations
Remove any person for unsafe or disruptive behavior
No refunds will be issued for removal.
LIABILITY WAIVER & INDEMNIFICATION
Guests assume all risks associated with camping, outdoor activities, wildlife, water activities, and natural elements.
The Park is not responsible for accidents, injuries, illnesses, theft, or property damage.
Guests agree to indemnify and hold the Park harmless from any claims arising from their actions, pets, children, or visitors.
PHOTOGRAPHY & MEDIA RELEASE
Guests grant the Park permission to use non‑identifying photos or video taken in public/common areas for promotional purposes.
GUEST SERVICES, ASSISTANCE & AFTER‑HOURS SUPPORT
Guest Services is available during posted office hours to assist with reservations, questions, site issues, maintenance concerns, and general support.
All concerns, maintenance needs, or safety issues must be reported to Guest Services immediately so the Park can address them promptly.
For after‑hours assistance, guests may call the Park’s after‑hours line. This number is for urgent matters only, such as safety concerns, lockouts, or issues that cannot wait until the next business day.
Non‑urgent matters reported after hours will be addressed the following day during normal office hours.
In the event of an emergency, guests should call 911 first, then notify Guest Services as soon as safely possible.
GENERAL POLICIES & ADDITIONAL RULES
Method of Payment & Rates
Accepted forms of payment include credit/debit cards and other methods approved by the Park.
Rates are subject to change at any time and may vary by season, occupancy, or availability.
All charges must be paid in full prior to arrival unless otherwise approved by management.
Late Payments
Monthly and extended‑stay guests must pay all charges by the due date.
Late payments may incur additional fees and may result in disconnection of utilities or removal from the property.
Private Business & Soliciting
Conducting any commercial business, including sales, services, or solicitation, is prohibited without written approval from management.
Door‑to‑door solicitation is not permitted.
Special Rules for Facilities
Guests must follow all posted rules for amenities including the pool, laundry, bathhouse, docks, boat ramp, and common areas.
The Park may close any facility at any time for maintenance, weather, or safety.
Trespassing
Only registered guests and approved visitors may be on the property.
Individuals not registered with the office may be considered trespassing and may be removed by law enforcement.
Trash & Site Cleanliness
Trash must be bagged and placed in designated dumpsters.
Dumping household trash in common‑area bins is prohibited.
Sites must remain clean and free of clutter at all times.
Storage
Storage of personal items outside the RV or lodging unit is limited to standard outdoor items such as chairs and grills.
No storage of appliances, indoor furniture, building materials, or excessive items is permitted.
Flags & Flag Poles
Only U.S., state, military, and sports team flags may be displayed.
Free‑standing flagpoles are not permitted; only small, attached poles may be used.
Flags must be maintained in good condition.
No political, offensive, discriminatory, inflammatory, harassing, hateful, or otherwise disruptive and intended to provoke conflict content may be displayed.
The Park reserves the right to determine whether a flag or display is inappropriate or disruptive and may require its immediate removal.
Electrical Use & EV Charging
Guests may only use electrical connections provided at their reserved site.
Electric vehicle charging is not permitted from RV pedestals.
EVs may only be charged at designated charging stations if available.
Generators
Use of generators is prohibited except during power outages or with written approval from management.
Sewer & Utilities
A sewer donut or threaded connector is required by Arkansas health regulations.
All sewer connections must be sealed and leak‑free.
Guests are responsible for maintaining their own hoses, regulators, and equipment.
All wastewater must be dumped into the sewer inlet only. Dumping gray or black water on the ground is strictly prohibited.
Modesty & Attire
Proper attire is required in all public areas.
Swimwear is permitted only in pool and waterfront areas.
Nudity or indecent exposure is strictly prohibited.
Smoking & Vaping
Smoking and vaping are prohibited in all lodging units, indoor facilities, pool, and common areas.
Smoking is permitted only in designated outdoor areas.
A $250 cleaning fee applies for smoking inside lodging units.
Felony Convictions & Offender Registration
The Park reserves the right to refuse service to any individual with a felony conviction involving violence, theft, property damage, or drug‑related offenses.
Individuals required to register under any state or federal offender registry are not permitted on the property.
Right to Refuse Service
The Park reserves the right to refuse service to anyone for violations of Park rules, unsafe behavior, or conduct that disrupts the safety or enjoyment of others.
No refunds will be issued for removal.
Waiver of Liability
Guests assume all risks associated with camping, outdoor activities, wildlife, water activities, and natural elements.
The Park is not responsible for accidents, injuries, illnesses, theft, or property damage.
By entering the property, guests agree to hold the Park harmless from any claims arising from their actions, pets, children, or visitors.
This waiver applies to all activities on the property, whether supervised or unsupervised.
Guest Acknowledgments & Eligibility Requirements
I acknowledge and agree that:
Neither I nor any person in my party has a felony conviction involving violence, theft, property damage, or the manufacture or distribution of controlled substances.
Neither I nor any person in my party is subject to a lifetime registration requirement under any state or federal offender registration program.
I understand that providing false or misleading information regarding criminal history or registration status is grounds for immediate removal from the property without refund.
I understand that violation of these Terms & Conditions may result in immediate removal without refund.
Right to Refuse Service & Removal
Lake Hamilton Escape is privately owned and reserves the right to refuse service to any person for any lawful reason.
Management may require any guest, occupant, or visitor to leave the property immediately for:
Violations of Park rules
Unsafe, disruptive, or threatening behavior
Conduct that disturbs the peace or comfort of others
Providing false information during the reservation or check‑in process
No refunds will be issued for removal.
Photography & Media Release
On behalf of myself and all persons in my party, I grant Lake Hamiilton Escape permission to use non‑identifying photographs or video taken in public or common areas for promotional or operational purposes.
This release does not permit the use of names or personally identifying information.
Facility Availability
I understand that access to Park amenities and common areas is not guaranteed.
Facilities may be temporarily or permanently closed at any time for:
Maintenance or repairs
Renovations or improvements
Weather conditions
Safety concerns
Staff use, meetings, or training
National emergencies, epidemics, pandemics, or acts of God
Any other reason deemed necessary by management
Such closures do not alter the rental rate or qualify for refunds or credits.
RV Park & Campground Waiver of Liability
I understand the rules and rental conditions under which I am renting accommodations, equipment, and/or using the property for lodging or camping. I acknowledge that outdoor activities, water activities, wildlife, and natural elements involve inherent risks that may result in injury or death. Alcohol or drugs increase these risks.
By signing below, I certify that:
I am at least 18 years of age and accept full responsibility for myself and all minors in my care.
I assume full legal responsibility for any bodily injury, property damage, or loss caused by myself, my guests, my visitors, or minors in my care.
I will return any rented or borrowed equipment in the same condition in which it was provided and accept responsibility for any damage or loss during my rental period.
I agree to hold harmless and indemnify Lake Hamilton Escape, its owners, affiliates, officers, and staff from all claims, damages, injuries, losses, or expenses arising from my actions or the actions of those in my care.
I acknowledge that the Park is not liable for consequential damages related to equipment use, site conditions, or natural hazards.
I enter into this agreement voluntarily and at my own risk, fully accepting the inherent risks of outdoor recreation.
All parties in my group will comply with all Federal, State, County, and local laws, including environmental and pollution regulations.
Guest Signature & Agreement
By completing this reservation and signing electronically, I acknowledge and agree that:
My electronic signature has the same legal effect as a handwritten signature.
I am signing on behalf of myself and all members of my party.
I have read, understand, and agree to all Terms & Conditions, Rules & Regulations, and the Waiver of Liability for Lake Hamilton Escape
I understand that this agreement is legally binding and enforceable under the federal Electronic Signatures in Global and National Commerce Act (ESIGN Act) and the Arkansas Uniform Electronic Transactions Act (UETA).
