PATRIOTS RV RESORT

General Park Rules

All guests must register at the office upon arrival and wear provided wristbands at all times for access to amenities.
The park is family-friendly; respectful behavior is required. No excessive noise, profanity, fighting, nudity, or disruptive actions. Violations may result in ejection without refund.
Reservations include up to 4 guests; additional guests require a visitor pass ($25 per person, per day). Guests are responsible for the actions of their visitors and children. Maximum occupancy per RV site is 6-8 people (depending on site size/RV max occupancy)
Cottages have a maximum occupancy of 4 people. Pets are not permitted except in our pet friendly units. Evidence of pets occupying the space will result in a $100 fee plus any damages incurred.
No subletting or transferring of sites without management approval.
The park reserves the right to refuse service or eject guests for rule violations, with no refund.
Park management is not responsible for loss, theft, or damage to personal property, vehicles, or RVs. Guests use facilities at their own risk.
No fireworks, explosives, firearms, or weapons allowed on premises (except as permitted by Louisiana law but must remain secured in vehicles or RVs).
No illegal drugs or substances permitted.
Smoking/vaping is allowed only in designated areas or at your site; not in buildings, pools, or common areas. Dispose of butts properly.
Alcohol consumption is permitted for those 21+ in designated areas (e.g., adult pool swim-up bar, Sheri's Bar, The amphitheater bar) and at sites, but responsibly. No outside alcohol in bar areas per licensing rules. Intoxicated behavior may lead to ejection.
Quiet hours are 10PM to 8AM Sunday- Thursday, Friday and Saturday is 11PM-8AM No loud music, generators, or disturbances. Golf carts and bikes must be parked during quiet hours.
Children under 13 must be supervised by an adult at all times, especially near water features, roads, and amenities. Curfew for minors: at site by 10PM unless at a park event. No walking through occupied sites; use roads and paths only.
Keep sites clean and free of clutter. No storage under RVs or modifications to sites without approval. Dog fences must be confined to the concrete site, no grassy areas.
Trash must be bagged and placed curbside for pickup (daily service 8AM-6PM); do not leave out overnight to avoid wildlife.
Washing of RVs, vehicles, or golf carts is prohibited on-site.
No tents, pop-ups, or non-RV units on RV sites (except future primitive sites).
RVs must be self-contained, in good condition, and RVIA certified (No “Schoolies”, conversion vans etc). Long term (monthly guests) RV must be no more than 5 years old unless approved. Provide photos upon request.
No mechanical repairs or modifications to vehicles/RVs on-site.
In case of inclement weather (e.g., hurricane warning), follow park evacuation procedures. Credits towards future stays may be issued for mandatory evacuations, but no refunds.

Check-In/Check-Out Policies

Check-in: 2 PM for RV sites; early check in is noon and a $30 early check in fee will apply.
Check in: 4 PM for cabins; early check-in is noon and a $50 early check in fee will apply.
Early check in is based on availability.
Check-out: 11 AM for all. Late check-out may incur fees ($30/hour); early check-in is based on availability and requires approval.
Reservations must be made by adults 21+; ID required for long stays (30+ days).
Cancellations: Cabins 14 days+ for full refund, 3 days+ for RV Sites; less than the required cancelation period will result in deposit forfeiture. Guests may reschedule for a future date, within 12 months (Alteration fee of $10 will apply). No refunds for early departures. Damage deposits are fully refundable in the event of a cancellation. BLACK OUT DATES APPLY. Minimum stays may apply during peak seasons or holidays (e.g., 3 nights minimum cottages).
Modified reservations will incur a $10 alternation fee.

Pet Rules

Pets welcome (max 2 per site); must be leashed (6 ft max) at all times outside RV/Cottage.
Maximum combined weight for pet in the cottages is 35lbs, NO LARGE BREEDS.
Clean up after pets immediately; bags provided at dog park and stations.
Pets are not allowed in buildings, pools, lazy river, playground, arcade, or food areas.
No aggressive pets; must be vaccinated and non-disruptive. (please have vaccination records on hand)
Unattended pets or excessive barking may result in ejection.
Use designated dog park for off-leash play; supervise at all times.

Vehicle and Parking Rules

Speed limit: 5 MPH strictly enforced.
One RV and up to two vehicles per site (size permitting); extra vehicles park in overflow areas (no grass or street parking).
No parking on empty RV sites.
No ATVs, UTVs, or dirt bikes.
Bikes/scooters must follow road rules; helmets are recommended. No riding in pool areas or after dark without lights.
Drones prohibited without approval.

Golf Cart Rules

Only park-rented or approved personal golf carts are allowed (register personal ones at office; $10/day fee). Carts must have a permit tag visible to staff.
Drivers must be 16+ with valid license.
No driving carts while drinking or intoxicated.
Max occupancy per manufacturer; all must be seated.
Stay on roads; no off-road or sidewalk use.
Lights required after dark; park by 10 PM.
Renters sign a Terms of Service Agreement and are liable for damages.

Pool and Water Amenity Rules

Family Pool, Lazy River open 8AM-8PM
Splash Pad (Opening November 2026) 10AM-8PM.
Slides open 10AM-8PM Friday & Saturday (Seasonally) and weather permitting.
Adult Pool and Swim Up Bar is open 8AM-10PM Friday & Saturday. Weekdays are 8AM-8PM
No lifeguard is on duty, swim at own risk. Children under 13 must be supervised by an adult.
Wristbands required for access.
No glass bottles, outside food/drinks, or coolers in pool areas (TABC/licensing rule).
Glassware MUST remain at swim up bar, Glass is NOT permitted in the outer lying pools.
Swim diapers required for non-potty-trained children.
Flotation devices: small personal ones OK; no large rafts.
Height/age restrictions: Large slide - 48" min; kiddie slide - under 48".
Adult pool/swim-up bar: 21+ only; no children.
Family pool/splash pad: All ages, but supervision required.
Lazy river: No height min, but weak swimmers must use tubes (provided) and be accompanied by an adult.
Cabana rentals: Reserved in advance.
No pets, smoking, or alcohol outside designated bar areas.

Lake and Fishing Rules

7-acre lake for catch-and-release fishing only (unless specified otherwise); Fishing license is not required.
Use piers or designated areas; no fishing in swimming/beach zones.
No motorized boats; non-motorized (kayaks, canoes) not currently allowed.
No glass on beaches or piers.
No feeding wildlife; respect natural habitat.
Future beach: Follow posted rules for access and use.

Other Amenity-Specific Rules

Amphitheatre: Lawn seating; no reserved spots. Follow event guidelines; quiet after shows.
Tiki Bar: 21+ for alcohol service; ID required.
Pickleball Courts: proper attire/shoes. No food/drinks on courts.
Playground: Children under 13 supervised; no rough play.
Lodge and Arcade: No outside food; children supervised. Hours vary seasonally but will be posted on the door.
Putt-Putt Golf (Future): Equipment provided; no horseplay.
Dog Park: Off-leash is permitted, Clean up after your pet. A $25 fee will be accessed for pick up.
Cottage Rentals: 4 Max occupancy per unit; no pets unless specified. Clean upon departure, wash dishes, strip linens, remove trash (take to dumpster). A fee will apply for non-compliance.
Laundry Areas: No unattended washing or drying. Items left unattended will be collected and must be picked from the front office.
Propane Station: Staff-assisted only; follow safety protocols.
Winter Spa (Future): No children without adult supervision.
Primitive Sites (Future): Tent-only; no hookups; fire rules apply.
All amenities: Use at own risk; report issues to staff. Closures possible without notice.

Cancellation & Refund Policies

Cottages:

Reservations cancelled at least 14 days prior to arrival will receive a full refund minus a $20 cancellation fee.
Reservations cancelled less than 14 days prior to arrival receive no refund.
No shows and early departures receive no refund.

RV Sites:

Reservations cancelled at least 3 days prior to arrival will receive a full refund minus a $20 cancellation fee.
Reservations cancelled less than 14 days prior to arrival receive no refund.
No shows and early departures receive no refund.

Patriots RV Resort Liability Waiver

READ CAREFULLY BEFORE SIGNING — THIS IS A LEGALLY BINDING DOCUMENT

This Liability Waiver, Release of Claims, and Assumption of Risk Agreement ("Agreement") is governed by the laws of the State of Louisiana. By signing below, you acknowledge that you have read, understood, and voluntarily agreed to all terms contained herein. This document affects your legal rights. If you do not understand any portion of this Agreement, seek legal counsel before signing.

Section 2 - Covered Activities & Amenities

This Agreement applies to all activities, amenities, facilities, and areas at Patriot's RV Resort ("the Resort"), including but not limited to:

Water Activities

Swimming pools & splash pads
Water slides & water features
Hot tubs & spas
Fishing ponds & lakes
Kayaking & canoeing
All other aquatic areas

Recreation & Sports

Playgrounds & climbing structures
Sports courts (basketball, volleyball)
Miniature golf & horseshoes
Bicycle & golf cart use
Fitness center & equipment
Organized resort activities

General Grounds & Facilities

Walking & Nature Trails
Campfire & picnic areas
Common areas & pavilions
Parking lots & roadways
Dog park & pet areas
All other resort property

Section 3 - Assumption of Risk

3.1 General Risks

Participant acknowledges and understands that participation in recreational activities and use of resort facilities involves inherent risks of injury, illness, death, or property damage. These risks exist regardless of precautions taken by Patriot's RV Resort, its owners, officers, employees, agents, contractors, and representatives (collectively, "Released Parties"). Participant expressly assumes all such risks, both known and unknown.

3.2 Aquatic & Water Activity Risks

Participant specifically acknowledges the risks inherent in all water-related activities, including but not limited to: drowning, near-drowning, slip-and-fall injuries on wet surfaces, injuries from diving or jumping, waterborne illness, hypothermia, injuries from watercraft, entrapment in drains or suction outlets, and interactions with aquatic wildlife. Participant acknowledges that no lifeguard may be on duty at all times and that supervision of minor children is the sole responsibility of the accompanying parent or legal guardian.

3.3 Louisiana Environmental & Weather Risks

Participants acknowledge specific risks associated with the Louisiana environment, including but not limited to: extreme heat and humidity, lightning and severe weather events, insects and wildlife (including venomous snakes, alligators, fire ants, mosquitoes, and wasps), flooding conditions, slippery natural terrain, and other hazards associated with the Gulf South climate and ecosystem.

3.4 Voluntary Participation

Participants acknowledge that their participation in all activities is entirely voluntary and that they have chosen to assume all risks associated therewith.

Section 4 - Release of Liability & Indemnification

4.1 Release of Claims

IN CONSIDERATION of being permitted to use the facilities and participate in activities at Patriot's RV Resort, Participant, on behalf of themselves, their heirs, personal representatives, assigns, and all members of their family, HEREBY RELEASES, WAIVES, DISCHARGES, AND COVENANTS NOT TO SUE the Released Parties from any and all liability, claims, demands, actions, and causes of action whatsoever arising out of or related to any loss, damage, injury, or death that may be sustained while participating in any activity or while on the Resort premises, whether caused by the negligence of the Released Parties or otherwise, to the fullest extent permitted under the laws of the State of Louisiana.

4.2 Indemnification

Participant agrees to indemnify, defend, and hold harmless the Released Parties from and against any and all claims, actions, suits, proceedings, costs, expenses, damages, and liabilities, including reasonable attorney fees, arising out of or related to Participant's use of Resort facilities, participation in activities, or violation of Resort rules and regulations.

4.3 Louisiana Civil Code Compliance

This Agreement is entered into pursuant to and shall be governed by the laws of the State of Louisiana, including without limitation the Louisiana Civil Code. Participant acknowledges that certain liability waivers may be limited or unenforceable under Louisiana law with respect to acts of gross negligence or intentional misconduct, and this Agreement shall be construed accordingly. Venue for any dispute arising hereunder shall be in the parish courts of the State of Louisiana having jurisdiction over the Resort's location.

4.4 Severability

If any provision of this Agreement is found to be invalid or unenforceable by a court of competent jurisdiction, the remaining provisions shall continue in full force and effect. The parties intend this Agreement to be enforced to the maximum extent permitted by law.

Section 5 - Resort Rules & Conduct Acknowledgement

Participant acknowledges receipt of and agrees to comply with all Patriot's RV Resort rules and regulations, including:

No alcohol in pool areas or playgrounds (except in designated swim up bar.
Children under 13 must be accompanied by adult in pool areas
No running on pool decks or wet surfaces
No diving in areas marked "No Diving"
Non-swimmers must wear approved personal flotation devices
All persons must shower before entering pool
Speed limit 5 MPH on all Resort roads
Pets must be leashed and vaccinations current
Quiet hours strictly enforced 10 PM – 8 AM
No open fires except in designated fire rings
All trash must be properly disposed of on departure
Resort management reserves the right to remove any guest violating rules without refund

Section 6 - Medical Authorization & Health Acknowledgment

6.1 Medical Authorization

In the event of injury, illness, or medical emergency occurring on the Resort premises, Participant hereby authorizes the Released Parties to seek and consent to emergency medical treatment on behalf of Participant and any minor children included under this waiver. Participants agree to be solely responsible for all costs of such medical treatment, including emergency services, hospitalization, and transport.

6.2 Health Representation

Participants represent and warrants that they and all minor children included herein are in adequate physical health to participate in the activities selected, have no medical conditions that would create an undue risk to themselves or others, and have consulted a physician if any doubt exists regarding their fitness to participate.

6.3 Known Medical Conditions

Please list any medical conditions, allergies, or physical limitations relevant to participation (or write "None")

Section 7 - Minor Children Waiver

If Participant is signing on behalf of minor children, Participant represents and warrants that they are the parent or legal guardian of all minor children listed herein and has full legal authority to execute this waiver on their behalf. Participant agrees to the full terms of this Agreement as applied to each minor child and accepts full responsibility for their supervision, conduct, and safety while on Resort premises.

BY SIGNING BELOW, I ACKNOWLEDGE THAT I HAVE READ THIS ENTIRE AGREEMENT, THAT I FULLY UNDERSTAND ITS TERMS, THAT I AM SIGNING VOLUNTARILY AND OF MY OWN FREE WILL, AND THAT I INTEND THIS DOCUMENT TO BE A COMPLETE AND UNCONDITIONAL RELEASE OF ALL LIABILITY TO THE GREATEST EXTENT ALLOWED BY THE LAWS OF THE STATE OF LOUISIANA.

I further acknowledge that I am 18 years of age or older, am of sound mind, and have full legal authority to execute this Agreement on behalf of myself and any minor children listed herein
