Cancellation & Refund Policy

We understand that plans can change. To ensure all our guests have the opportunity to enjoy the river, we adhere to the following cancellation guidelines:

Short-Term Stays (Up to 30 days)

  • Less than 14 Days Notice: The 1-night deposit is non-refundable.

  • No-Shows: No refund will be issued for guests who do not arrive for their scheduled stay.

Long-Term Stays (1+ Months) $100 deposit

  • 15+ Days Notice: Full refund of your deposit.

  • Less than 15 Days Notice: The $100 deposit is non-refundable.

  • Early Departure: Guests departing before their scheduled end date will be charged a 1-month fee for the months not stayed.

  • Full refund for slips left in clean order or a $100 clean up fee.

Seasonal/Extended Stays (1+ months) $100 deposit

Monthly rent is due on the first of every month. If you move in after the first, it will be prorated until the following month. A late fee of $25 will be added after the 5th, with an additional $5 per day thereon. Nonpayment after 15 days will be a termination of lease; a lien will be placed on RV and may be required to leave or be removed from the property.

  • 31+ Days Notice: Full refund of your $100 deposit.

  • Less than 30 Days Notice: The deposit is non-refundable.

Weather Policy: We do not offer refunds for weather-related events unless the weather is deemed severe or the resort is officially closed by management for safety.
