Terms & Conditions
SECTION 2 — PAYMENT TERMS
Site fees are due every 7 days from check-in date. There is NO grace period. Payment is expected on the due date — not the day after, not two days after. On time means on time.
Accepted payment methods: Online portal, Zelle, check, or money order. Cash is not accepted under any circumstances.
A late fee of $10.00 per day will be assessed beginning on the first day past the due date with no exceptions.
Any site fee unpaid for 48 hours or more past the due date will result in immediate termination of occupancy. Guest will be required to vacate the site and remove their RV and all belongings from the property within 24 hours of notice.
Returned checks will result in a $35 returned check fee. Check privileges will be permanently revoked after one returned check.
Maximum occupancy per site is 7 people total with no more than 3 adults. Any additional adult beyond 3 will be charged $50.00 per week. All occupants must be disclosed at check-in.
Failure to disclose all occupants at check-in is grounds for immediate termination of occupancy.
SECTION 3 — CONDUCT & COMMUNITY STANDARDS
Noise & Quiet Hours
Quiet hours are Sunday – Thursday: 10:00 PM – 7:00 AM
Quiet hours are Friday – Saturday: Midnight – 7:00 AM
Excessive noise, yelling, or disruptive behavior at any hour is prohibited.
Guests working second or third shift may come and go as needed but must not disturb others.
Alcohol & Substances
Alcohol must be consumed responsibly and within your own site. Public intoxication is grounds for immediate removal.
Illegal drugs of any kind are strictly prohibited on the property. Violation will result in immediate termination of occupancy and law enforcement will be contacted. No exceptions.
Domestic violence of any kind will result in immediate removal and law enforcement notification. Zero exceptions.
Visitors
Guests are welcome. All visitors must check in at the office and are the responsibility of the registered occupant.
Visitors are not permitted to use park amenities (laundry, showers, etc.) — amenities are for registered occupants only.
Overnight visitors must be approved in advance by management.
SECTION 4 — SITE & PROPERTY RULES
Site Maintenance
Each occupant is responsible for keeping their site clean and free of trash, clutter, and excess items at all times.
Trash must be placed in the designated dumpster or barrels at the front of the park. Trash pickup is Wednesday mornings — please have trash out by 7:00 AM.
Do not leave trash bags or loose trash on the ground around your site.
Vehicles, equipment, and personal belongings must be kept within your assigned site boundaries.
Fire Safety
Open fires are prohibited. Fires are permitted ONLY in an approved grill or fire pit with a screen.
Electric heaters are permitted. Propane heaters are recommended for off-season use.
Each occupant is responsible for fire safety within their site. Management is not responsible for fire damage caused by occupant negligence.
Firearms & Weapons
Discharging firearms or any weapon on the property is strictly prohibited.
Firearms must be stored securely inside your RV at all times in compliance with Oklahoma law.
Vehicles
All vehicles must be operational, registered, and insured.
Speed limit on park property is 5 MPH. Strictly enforced.
Parking is limited to your assigned site. Do not park in roadways or on other sites.
Pond & Common Areas
Fishing in the pond is permitted. This is a catch and release pond only. Removing of fish is strictly prohibited.
Common areas must be kept clean. Do not leave personal belongings in common areas.
Children must remain in designated park areas and away from the pond at all times. Parents are responsible for enforcing this rule.
SECTION 5 — PETS
Pets are permitted with prior approval from management.
All pets must be kept on a leash at all times when outside the RV.
Pet owners are responsible for immediately cleaning up after their pets throughout the park.
Aggressive animals will be required to leave the property immediately.
Excessive barking or noise from pets that disturbs other guests is grounds for termination of occupancy.
SECTION 6 — AMENITIES
Laundry facilities, showers, and other amenities are available exclusively to registered occupants. Visitors and outside guests may not use park amenities.
Amenity access may be revoked for misuse or damage.
Occupants are responsible for leaving amenity areas clean after each use.
Management is not responsible for lost, stolen, or damaged personal items in amenity areas.
SECTION 7 — MAIL & RESIDENCY
7.1 Default Classification. All sites are offered on a recreational, transient basis. Unless Occupant has executed a written Extended Stay Residency Addendum with Management, the following apply:
Mail and package delivery to site addresses is NOT permitted. Pioneer RV Park is a transient facility and cannot serve as a mailing address.
Occupants may not use the park address on a driver's license, state ID, voter registration, or any government document.
This agreement does not establish legal residency or domicile. Occupancy is transient in nature.
7.2 Extended Stay Exception. Management may, in its sole discretion, approve an Occupant for Extended Stay status. Extended Stay status must be documented by a signed Extended Stay Residency Addendum and is not granted by length of stay, acceptance of payment, verbal statement, or course of conduct. Occupants approved for Extended Stay status may use the park address as a legal residence and mailing address only to the extent expressly stated in that Addendum.
7.3 No Implied Status. Nothing in this Agreement shall be construed to confer Extended Stay status, tenancy, leasehold, or domicile on any Occupant absent a fully executed Addendum. Management's approval of one Occupant creates no right or expectation for any other Occupant.
7.4 Revocation. Extended Stay status may be revoked per the terms of the Addendum. Upon revocation, Section 7.1 applies in full and Occupant shall promptly update all government records to remove the park address.
SECTION 8 — TERMINATION OF OCCUPANCY
Either party may terminate this agreement with 7 days written notice.
Management may terminate occupancy immediately and without notice for: illegal activity, drug use, domestic violence, weapons violations, threats or violence toward staff or other occupants, or any conduct deemed an immediate safety risk.
Non-payment of site fees for 48 hours or more past the due date is grounds for immediate termination without further notice.
Upon termination, the occupant must remove their RV and all personal belongings from the site within the time specified in the notice.
Pioneer RV Park is not responsible for any belongings left on site after the required move-out time.
Management reserves the right to refuse occupancy or renewal to any individual at its sole discretion.
SECTION 9 — LIABILITY & DISCLAIMER
Pioneer RV Park and its ownership are not responsible for accidents, theft, personal injury, or property damage occurring on the premises.
Occupants assume all risk for their personal safety and the safety of their property while on park grounds.
Occupants agree to carry insurance on their RV and personal property. The park does not provide insurance coverage for occupants.
By signing below, the occupant acknowledges they have read, understood, and agreed to all terms of this agreement and the Park Rules incorporated herein.
